With our construction know-how, we are able to quickly identify property conditions early in the bidding process and eliminate investments that have poor underlying conditions. Our operations background helps us identify undervalued & mismanaged properties as well as see market upside potential.

Our value-add strategy is specifically designed for our tenant base. We don’t exceed costs beyond what our residents need. We focus solely on addressing those items that will increase value and improve their living conditions. Our budgets are tailored to maximize improvements in a cost-effective manner.

* Ground-up development investment opportunities are currently focused in California where we’ve developed a network of trade experts, municipal contacts and have thorough knowledge and experience in the entitlement, development/construction, and subdivision process. The opportunities have a significant upside potential and are made available primarily to a select group of accredited investors that understand the time horizon and risk involved with new development.

What is the minimum investment I can make on a property?

The minimum investment is $50,000. In some cases, such as ground-up development opportunities, we may increase the minimum investment to $100,000

What does it mean to be an accredited investor?

We only work with investors that we feel are aligned in with our vision. With that said, most of our opportunities are open to oth accredited and sophisticated investors. How long will it take for me to see a return on my investment?

Our value-add opportunities have a stabilizing period of approximately 6 months in which we transition ownership, raise rents, initiate value-add strategy, etc…thereafter distributions typically commence on a quarterly basis.
